MEETING THE ARCHITECTS APPENDIX
This is a very general outline of what you should expect from an architect.
The architect, when considering the house position on the land, should have consideration of where the sun rotates, and from which direction the breeze comes.
The design should be in harmony with type, and size of the land, and should meet the requirements of the owner. The design may take several weeks depending on how many changes are made.
On completion, you should have a set of plans that contain the following:-
1. PLANO DE UBICACION.
A plan that shows the the house on the lot,with compass directions and the dimensions of the lot.
2.PLANTA AMUEBLADA
A plan that shows the house with all the furniture in every room.
3.ALZADOS
Elevations. Generally front, back, left and right.
4.PLANTA DIMENSIONADA
A plan that shows the dimensions of the house, both inside and out. The builders can sometimes give you a general price from this.
5.PLANTA ESTRUCTURAL
Structural plan to ensure the house is safe. It shows where columnsand beams and zapatas are, and how they should be built.
6.PLANTA INSTALACION ELECTRICA
There are electrical plans, one showing all the socket outlets, and the other all the lights.
7. PLANTA INSTALACION SANITARIA
A plan showing all the sanitary fittings and drain runs
8. PLANTA INSTALÑACION POTABLE
A plan showing the water supply and pipework.
9. BAÑOS Y COCINAS
Plana and elevations of bathrooms and kitchen.
10. SECCIONS
Plans showing various sections of the house so you can see the hight.
The plans are usually in a booklet, with a map of the country at the front and the position of the house in the country and locally.

They are all done by specialists in that field. Their name and number should be written on the plan, as should the main architects.
Their number shows they are a registered proffesional.
When the plans are done, you then have to get all the government approvals.
They are from the Ayudamento {Town Hall}, CORAAPLATA {Waterboard},{Oficina Nacional de Obras Publicas} and Oficina de Turismo in Santa Domingo. This is usually done by the builder.
After recieving approval from these authorities you can start work. Approval is usually a stamped copy of the plans and letters. By now you will have a building permit.
Getting the government approvals involves paying a fee. The fee is dependant on the size of the house, the size of the land and what district it is in.
